GUIDE · MORTGAGE AFFORDABILITY
How much mortgagecan I borrow in Spain?
How much a bank may lend does not depend on the property price alone. Income, stability, existing debt, savings and the characteristics of the property all form part of the assessment.

One clear question.
One focused answer.
INCOME · DEBT · AFFORDABILITY
First: affordability
The Bank of Spain notes that lenders assess the borrower’s solvency and, as a broad reference, often consider total debt commitments should not exceed roughly 30%–35% of income. This is not an automatic approval rule: each lender applies its own criteria and assesses the overall profile.

SAVINGS · DEPOSIT · COSTS
Second: available savings
In addition to the part of the purchase price that is not financed, the buyer needs to cover taxes and acquisition costs. Available savings can therefore limit the maximum purchase price even when the monthly payment looks affordable. Assess the purchase using the full entry cost.

TERM · RATE · DEBT
Third: term, rate and other debts
A longer term reduces the monthly payment but increases the time exposure and total finance cost. Personal loans, credit cards and other commitments also matter. Mortgage affordability should be assessed across all recurring debt payments, not the new mortgage in isolation.

SCENARIOS · BUDGET · HEADROOM
Work with several scenarios
Before setting the purchase budget, compare conservative scenarios: different interest rates, higher costs, lower disposable income or the need for refurbishment. The aim is to identify a sustainable range, not simply the maximum a lender may be willing to advance.

FREQUENTLY ASKED QUESTIONS
Related questions.
Is 30%–35% of income a legal limit?+
No. It is a financial-prudence reference frequently cited by the Bank of Spain, but lenders carry out their own affordability and solvency assessment.
Can I estimate my buying budget before choosing a property?+
Yes. Estimating affordability, savings and purchase costs before searching can help define a more realistic price range.
Will the bank also finance taxes and purchase costs?+
Terms depend on the lender and the transaction. Calculate those amounts separately and confirm how much of the purchase price will actually be financed.
